How to use the estimate
This is a briefing tool, not a code or design calculation. It starts with peak occupancy, a work/activity allowance, fixed special-purpose rooms and a support percentage. It then applies a separate load factor to estimate rentable area.
Architectural programming, accessibility, exits, washrooms, fire safety, zoning, equipment clearances, storage, loading and local measurement rules can change the result substantially.
