Sources and methodology

Source families, calculator assumptions and verification priorities used by this commercial lease planning site.

The site uses primary and recognized professional sources to frame general commercial-property concepts, while avoiding claims that one standard or jurisdiction applies everywhere.

Core source families

  • BOMA International: floor measurement standards and terminology for commercial buildings. BOMA Standards
  • Royal Institution of Chartered Surveyors: technical due diligence, service charges and business-leasing guidance. RICS
  • Business Development Bank of Canada: small-business budgeting, leasing terminology and negotiation guidance. BDC
  • Government and municipal sources: zoning, permits, accessibility, fire, tax and business-licensing information for a specific property.
  • Lease and property documents: proposals, leases, work letters, plans, measurement reports, budgets, reconciliations, engineering reports and insurance requirements.

Calculator methodology

Calculators use transparent arithmetic based on visitor inputs. They do not draw market rent, tax, construction or operating-cost data from a database. Results intentionally avoid claiming present value, accounting treatment, legal interpretation or building compliance.

Verification hierarchy

  1. Applicable law, regulation and authority requirements.
  2. Executed lease and incorporated documents.
  3. Property-specific reports, plans, measurements and quotations.
  4. Recognized standards and professional guidance.
  5. General educational examples.
